Financial Analyst
About the Role
Underwriting & Modeling
Manage detailed investment financial models (property cash flows, joint venture waterfall structures) for properties across the portfolio to support critical and time-sensitive planning, reporting, and analysis needs
Build and maintain detailed pro forma models for ground-up development and value-add acquisitions (multifamily, retail, and mixed-use)
Support development pipeline efforts for prospective property investment, including pro forma model changes and managing modeling assumptions for multiple underwriting scenarios
Research sub-market, market, and industry trends and patterns — rent comps, sales comps, supply pipeline, and submarket fundamentals
Assist in due diligence/closing for new acquisitions and development sites
Capital Markets
Support initial financing, refinancing, and disposition processes, including preparation of lender and broker materials
Prepare investment memos, investor presentations, and property operating performance and investment return metrics (IRR, equity multiple, yield-on-cost, DSCR)
Manage lender and loan-servicer requests — payment confirmations, escrow and inspection items, and covenant documentation
Review and understand property investment closing documents
Asset Management
Prepare and maintain financial reporting across the existing commercial real estate assets — rent rolls, T-12s, preliminary and final monthly collections, and income projections
Track performance of operating assets against budget — occupancy, concessions, lease trade-outs, and NOI trends
Build and maintain schedules, variance analyses, and expense breakdowns that explain month-to-month movements to leadership
Support annual budgeting and business plan updates for each asset
Construction
Assist with construction draw packages, including review of pay applications, lien waivers, and continuation sheets
Track and reconcile construction draws, vendor invoices/checks, and wire payments across active build-out projects, coordinating with project managers and lenders

Required Experience and Minimum Qualifications
Bachelor's degree in finance, mathematics, accounting, or similar degree
Microsoft Office Suite, including advanced Excel-modeling skills
Minimum of 1–3 years of experience in real estate finance, investment analysis, or a related field, preferably in a multifamily development and/or acquisition business model
Knowledge of core real estate investment underwriting and valuation concepts
Experience modeling property cash flows and historical and projected GP-LP investor waterfall returns
Preferred Qualifications
Understanding of and ability to analyze company financial statements
Certifications (optional but preferred): CFA — Chartered Financial Analyst (or aspiring candidate)
