At Exxir, the Lease-Up Manager is the person who builds the community from nothing — the one who takes a brand-new building and turns it into the most talked-about address in the Bishop Arts District. This role exists because opening a property right, with conviction and precision, is one of the hardest and most rewarding things in real estate — and we don't leave it to chance.

You are not inheriting a stabilized asset. You are the launch. You own the full leasing pipeline from the very first inquiry, set every system and standard before anyone else has a chance to, and shape the resident experience before a single key is handed over. You're on tours in the morning, reading your funnel in the afternoon, and partnering with marketing to tell a story that makes people feel something about a place they haven't moved into yet.

We are looking for someone who is excited to put their name on something — someone who moves with discipline, sells with warmth, and understands that a great building becomes a great community only when the right person is at the center of it.

What You'll Own

    THE LEASING PIPELINE
    Lead generation, tours, applications, approvals, move-ins. You own every step from first inquiry to opening day — and every day after.

    BUILD A COMMUNITY
    You start building the community before residents arrive — through events, engagement, and the kind of presence that makes people proud they signed.

    SYSTEMS AND STANDARDS
    You stand up every leasing process, reporting structure, and operational workflow from scratch. There is no playbook to inherit — you write it.

    MARKETING PARTNERSHIP
    You work hand-in-hand with the Exxir marketing team to execute campaigns, manage social presence, and position Bishop Modern as the address in Bishop Arts.

    THE NUMBERS
    Velocity targets, occupancy rates, rent rolls. You know your data, spot where the funnel is leaking, and report clearly to ownership.

    RESIDENT EXPERIENCE
    You set the tone for service from day one — resolving issues fast, building loyalty early, and making sure every resident knows they chose the right place.

Must-Haves
  • Lease-up experience
    You have taken a new development from pre-leasing through stabilization before. This is the one requirement we won't flex on — the rhythm of a launch is different, and we need someone who already knows it.
  • A sales-first instinct
    You are energized by tours, follow-ups, and closing — not drained by them. Leasing is a contact sport and you play it that way.
  • Hospitality in your bones
    Making people feel genuinely welcome — before they've signed, before they've moved in, before they even know what to ask — is something you do naturally, not performatively.
  • Marketing awareness
    You're comfortable working alongside a creative team, understand how social presence shapes perception, and can contribute meaningfully to how a property tells its story.
  • Data fluency
    You can read a leasing funnel, identify where prospects are dropping off, and adjust your approach in real time without waiting to be told.
  • Comfort with Fair Housing law
    You understand the legal framework that governs leasing activity and apply it consistently — not because you have to, but because it's the standard.
  • Autonomy and ownership
    This role has room to run. You thrive when given real responsibility, not a checklist — and you hold yourself accountable to outcomes, not just effort.
Bonus · Nice-to-Haves
  • AppFolio experience
    Familiarity with AppFolio will let you hit the ground running on day one — but we can get you there if the rest of the fit is right.
  • Class A multifamily background
    Experience in premium or luxury residential leasing means you already understand the expectations of the resident we're building for.
  • Bilingual fluency
    Spanish fluency in particular is a genuine asset in the Bishop Arts District and would expand the community you're able to welcome.
  • Event programming instincts
    If you've ever created a moment — a pop-up, a resident mixer, a pre-leasing event — that made people feel something about a place, we want to know about it.
